Critical Home Repair Program: Strengthening Foundations, Rebuilding Futures

Empower Your Home with Safety and Stability.

At Habitat for Humanity of Wicomico County, we recognize the importance of a safe, healthy home. Our Critical Home Repair Program is tailored to assist homeowners in Wicomico and Somerset Counties by offering necessary repairs to address health, safety, and structural issues. From roof repairs to accessibility enhancements, we’re committed to improving your quality of life.

 

Grants may or may not have to be repaid.

Each program has its own unique qualifications. Whether deferred for a specified number of years with no payment component or deferred until the owner dies, each program dictates the terms.

Low and no interest loans are available.

Program requirements vary. Example; if the total cost of a new roof is $10,000.00, the monthly payment on a 0% interest loan at 120 months would be $84 and at 240 months would be $42. Payment terms are determined on an individual basis.

Step One

Request a Consultation Call

Call 410-546-1551 ext. 105 to speak with someone in our office about your specific needs. During this call, we will explain each program to you.

Step Two

Application & Gather Documentation

Once the consultation call is complete, you will be emailed or mailed an application. Gather documentation—Once you have gathered the required documents, call for an appointment with the Critical Home Repair assistant.

Step Three

Appointment

Bring completed application and ALL required documents to your appointment.

Here's what to bring with you to your scheduled appointment:​

  • Permanent Resident Card (Green Card) OR social security card and current Driver’s License for both applicants. If providing these documents, they must be in color.
  • Proof of homeownership – Copy of each; most recent mortgage statement, property tax statements, and copy of Deed
  • Proof of homeowner’s insurance (declaration page)
  • Copy of flood insurance document, if applicable
  • Last two (2) years tax returns or W-2 forms for BOTH applicant and co-applicant and any household member over 18
  • 2023 and 2022 Social Security 1099 statements for applicants receiving social security and/or SSI
  • Last four (4) consecutive pay stubs for Applicant, Co-Applicant, and any household member over 18
  • Last two (2) months of bank statements for each applicant. Must include ALL pages even if blank
  • Documents showing the amounts ordered for each household member who receives:
    • __Alimony
    • __Child Support (if used as a source of income on your application)
  • Documents showing proof of monthly amounts received for the following:
    • __AFDC/TANF
    • __Food Stamps
  • Proof of any other income
  • Non-refundable credit report fee.

Section 504 USDA / Rural Development Loans and Grants

USDA Section 504 Home Repair program, provides loans to very-low-income homeowners to repair, improve or modernize their homes or grants to elderly very-low-income homeowners to remove health and safety hazards.

  • Maximum loan is $40,000
  • Maximum grant is $10,000
  • Loans and grants can be combined for up to $50,000 in assistance.

USDA makes all final decisions on applicants.

All programs are based on the availability of funds and programmatic qualifications.

If you can answer ‘yes’ to these questions, you likely qualify for these programs. 

  • Are you a homeowner?
  • Do you live in Wicomico or Somerset County?
  • Do you have homeowners insurance?
  • Do you have flood insurance? (if required)
  • Is your total household income below 80% AMI? (Area Median Income)
  • Is the home owner occupied?
  • Are your property taxes paid?
